Property management · Zoho Billing partner in the USA · Los Angeles
One recurring plan per unit, extra charges on the same invoice, and reminders that follow the rules in your lease.
Elite Tech Global is a certified Zoho Advanced Partner led from Glendale, in the Los Angeles area. For US property managers who bill tenants themselves, we build Zoho Billing so each lease becomes a subscription, move-ins are prorated to the day, autopay runs through the gateway you pick, and every payment lands in Zoho Books against the right owner.

01Its place in the workflow
Right between the signed lease and the owner’s monthly statement. Leasing hands it a tenant, a unit and a start date; maintenance hands it the occasional chargeable repair; Billing turns all of that into invoices and payments, then passes the money trail to Zoho Books. If a property management suite already runs your rent ledger and you’re happy with it, keep it: this build is for managers who invoice tenants from their own systems.

02Development flow
We start from your rent roll and your lease template, not from Zoho’s demo data. Each step below ends with something you check and sign off before the next one begins. Scroll through and the rent run card picks up the piece each step sets up.

Step 1 of 7
We read a current rent roll, two or three real leases and last month’s deposit report. Out of that come the charge types, due dates, grace periods, payment methods and how each owner wants their statement laid out.
You sign off: the charge list and the billing rules in the BRD
Step 2 of 7
Tenants become customers with Property, Unit, Owner, Lease start and Lease end fields. Each unit gets a rent plan named like “Rent · Maple Court · 2A”. Pet fees, parking and storage become add-ons; water and other submetered utilities become usage lines; application and key fees stay one-time items.
You sign off: plan names, the invoice layout and the remit-to block
Step 3 of 7
Move-ins and move-outs prorate by the day. Reminders go out before the due date and again after it. When the grace period ends, a custom function adds the late charge you specified, or skips it for a unit you’ve flagged. Failed autopay goes into dunning with retries on your schedule.
You sign off: reminder wording and every fee rule, after your attorney has seen them
Step 4 of 7
We connect a gateway for cards and ACH, sync Billing to Zoho Books, and wire the signed lease, the tenant portal and approved Desk chargebacks into Billing. Owner and property travel with every transaction so the books can be read owner by owner.
You sign off: a field map showing what moves between which apps
Step 5 of 7
On a test building we run a full month: a mid-month move-in, a pet added on the 9th, a water reading, a bounced ACH payment, a late payer past the grace period and a move-out with a final prorated bill. Then we reconcile the owner statement against Zoho Books line by line.
You sign off: the test month, invoice by invoice
Step 6 of 7
Leasing coordinators learn to start a subscription from a new lease. The bookkeeper practises payments, credit notes and refunds. Property managers learn the overdue view and how to waive a fee with a reason. Owner relations staff learn to send and explain statements.
You sign off: each role completes its own checklist
Step 7 of 7
Leases load with the next bill date set to the coming 1st, and tenants enrol in autopay through the hosted payment page the week before. We watch the first run with your team, fix what comes up, and stay on for rent increases, new buildings and staff changes.

03Five billing jobs
Mostly the hours between the 1st and the 10th. Pick a job to compare how it usually goes in a spreadsheet-and-email office with how it runs after the build.
Every active lease renews its invoice overnight. Autopay tenants are charged on the due date, everyone else gets an email with a pay link.
Someone copies last month’s invoices, edits the amounts that changed and sends them one at a time.
The subscription starts on the lease date and the first invoice covers only the days left in the month, worked out by the day.
The daily rate gets figured on a calculator, and two people may get two different answers.
Add-ons sit on the unit’s subscription and the meter reading arrives as usage, so one invoice carries rent and extras together.
Extra charges go on separate invoices, or get forgotten until a tenant moves out.
Polite reminders follow a fixed schedule, the late charge follows your written rule, and a waiver needs a reason that stays on record.
Follow-up depends on who remembers, and fees get applied unevenly from one tenant to the next.
Billing supplies clean collections; the statement itself is built in Zoho Books from payments, management fees and repair bills tagged to that owner.
Collections, fees and repair costs are pulled from three places into a spreadsheet each month.
04The build, item by item
Three groups of settings, all named after your properties and units so staff never hunt for a generic plan code. Below them, the screen each role opens on an ordinary weekday.
05Licence, in US dollars
Premium, because recurring rent, proration and dunning live there. It costs $79 a month billed yearly or $100 billed monthly, per organization, with 10 users included. Standard at $39 yearly ($50 monthly) only handles one-time invoices. Both stop at $1M billed a year, which a mid-size portfolio can pass, so check your rent roll below.

Zoho’s US list prices per organization, before tax. Extra users are $7.50 each a month billed yearly ($9 monthly). Zoho Billing is also part of Zoho One, $37 per employee a month billed yearly when every employee is licensed. Your gateway charges its own card and ACH fees. Our build is a fixed price set in a signed BRD that names every property, charge type and owner statement we cover.
06Rent billing questions
Late fees, deposits, ACH and owner statements come up on nearly every call. Bring a lease and a rent roll and we’ll map them to plans live.
Yes. After the grace period you choose, a custom function adds a late charge to the open invoice, and staff can waive it with a reason that stays on record. The amount, the grace period and any cap come from your lease and your state and city rules, which vary widely. Your attorney decides those; we build exactly what you give us and don’t advise on fee levels.
By the day. The first invoice charges only the days from the lease start to the end of the billing period, and a move-out credits or bills the remaining days. If your lease uses a different method, such as a fixed 30-day month, we set the rule to match it during the build.
Yes. Zoho Billing connects to Stripe, Authorize.Net, Braintree, PayPal, Forte, GoCardless and Verifone, plus Zoho Payments, and ACH runs through Stripe, Forte, Authorize.Net or Zoho Payments. Tenants save a method on a hosted payment page for autopay, or pay each invoice from the email link. Gateway processing fees are separate.
No. Deposits are governed by state landlord-tenant law, which can dictate where the money is held, interest, receipts and return deadlines. We can record that a deposit was received and when, and post it to the account your accountant specifies in Zoho Books. Where it sits and how it is returned is for you and your counsel to decide.
Premium, at $79 a month billed yearly or $100 monthly per organization, because subscriptions, proration and dunning are only on that plan. It includes 10 users and covers up to $1M billed a year. A portfolio billing more than that needs Enterprise, which Zoho quotes.
Billing provides the collections side. Payments sync to Zoho Books with the owner and property attached, and we build the monthly owner statement there from rent received, management fees and repair bills. Owners can then open it in a Zoho Creator owner portal or get it as a PDF by email.
