Sunday’s clipboard, Monday’s portal inquiries and Tuesday’s yard-sign calls, each owned by a named agent within minutes.
We hold Zoho Advanced Partner status and work from Glendale with solo agents, teams and brokerages across the US. We configure Zoho CRM and the apps beside it so buyers and sellers hear back fast, listing paperwork travels through Zoho Sign in the right order, and each closing posts the agent’s split to the books on its own.

01The plain answer
Yes, when you sell homes and want leads, showings, listing paperwork and agent payouts on one contact record you control. It suits solo agents who outgrew a phone full of contacts, teams that share leads, independent brokerages and new-home sales offices. It’s a poor match if you want a portal-style IDX website, lead buying and CRM sold as one subscription, because Zoho has no IDX search of its own; your site provider keeps that part.
02Six ways to sell homes
The record at the center changes with the business: a person, a shared lead pool, an office, or a lot and floor plan. Swipe through the six we set up most.
Yes. One pipeline for buyers, one for sellers, a booking link and e-signatures cover most of a solo practice.
CRM · Bookings · SignIt can. Leads land in a pool, agents claim them in turn, and the team lead sees who replied and who let one sit.
CRM · Forms · CliqWith company-owned contacts, office-level reports and commission plans per agent, yes. Agents keep their view, the broker keeps the database.
CRM · Books · AnalyticsEach office gets its own territory rules and reports, while recruiting, training and the payout run once for the whole group.
Zoho One · Recruit · CreatorYes, with communities, lots and floor plans as their own records, so a model-home visitor is tied to the plan they liked.
CRM · Forms · CreatorOutgoing and incoming referrals become deals with the partner agent and the agreed referral fee, followed until the payment arrives.
CRM · Sign · Books03Overheard in the office
These come up on almost every first call with a home-sales team. Each note gets crossed out once the matching piece of Zoho is in place.
“The open-house sheet sits in my car until Wednesday.”
A tablet sign-in form creates each visitor as a lead before they reach the curb, with the hosting agent attached.
“Two of us called the same portal lead.”
One owner per lead, set by the claim rule. Everyone else sees that it’s taken and by whom.
“We toured before the buyer agreement was signed.”
The deal can’t move to Touring until the signed agreement from Zoho Sign is on file.
“Sellers keep asking how the showings went.”
Feedback logged after each showing rolls into a weekly seller email the agent reviews before it goes.
“Our sphere only hears from us when we need something.”
Past clients get a call task each quarter and a market note each month, sorted by the agent who knows them.
04One listing, seven steps
Follow one seller from a home-value request to the day the split is paid. Scroll and the next messages between seller and agent arrive, with yellow notes for what Zoho did and a card comparing today with Zoho.
Step 1Home-value request
TodayThe request arrives as an email from a website plugin and waits until someone checks that inbox.
With ZohoZoho Forms or SalesIQ chat creates a seller lead with the address and source, assigns the listing agent and sets a call task.
Step 2Listing appointment
TodayThree rounds of phone tag, then a calendar entry nobody else in the office can see.
With ZohoThe seller picks a slot from a Zoho Bookings link; a pricing-prep task and a reminder text follow on their own.
Step 3Agreement signed
TodayPDFs emailed back and forth, one initial missing, the signed copy saved to someone’s laptop.
With ZohoZoho Sign sends the packet from the deal in signing order, and the completed file lands in the listing’s WorkDrive folder.
Step 4Listing goes live
TodayMLS entry, photos, the website and the sign order handled from memory by whoever is free.
With ZohoMLS input still happens in your MLS. Zoho holds the launch checklist, so photos, sign, website and coming-soon dates each have an owner.
Step 5Open house and showings
TodayA paper sheet, a pile of texts from showing agents and a seller left wondering.
With ZohoVisitors sign in on a tablet, leads route to agents, and showing feedback collects on the listing for the weekly seller update.
Step 6Offers and acceptance
TodayOffer terms retyped into a spreadsheet at midnight to compare price, credits and contingencies.
With ZohoEach offer is a record on the listing with price, financing and contingency days side by side; acceptance starts the escrow checklist.
Step 7Closing and the split
TodayThe commission worked out by hand, then the seller is never heard from again.
With ZohoClosed triggers the split and a payout bill in Zoho Books, and the seller joins the past-client list with a review request.

Zoho CRM sits in the middle; most teams start with five or six apps around it. Here is every app we set up for home sales, grouped by job, with a full build plan for the three that carry the most weight.

07Built for home sales
Half a dozen builds we deliver for agents, teams and brokerages. Each one starts from your own team agreement and gets written into the BRD before any building begins.
Visitors who already have an agent are logged as a note for the host, and nobody else contacts them.
Touring stays locked until the signed buyer agreement is attached, with the compensation terms copied to the deal.
Showing count, feedback quotes and portal activity notes, drafted every Monday for the listing agent to send.
Unclaimed leads glow on a shared board; the team lead sees reply times per agent each week.
Lots carry status, plan and price, and each buyer’s deal points at the lot they reserved.
Quarterly call tasks for each agent’s sphere, skipping anyone who asked not to be contacted.
08US rules in the setup
Four come up on nearly every home-sales project. We turn them into fields, templates and permissions; the broker of record and your lawyer settle the wording and approve it.
Nothing here is legal advice, and Zoho doesn’t make a brokerage compliant on its own.
Every form stores whether the person agreed to texts, when and on which page. Automated texts only go to contacts with that consent and respect a quiet-hours window you set.
Listing and email templates go through broker review before use. Social ads for homes run with the housing ad settings the platforms require, which limit targeting.
California and some other states need every party’s consent before a call is recorded. When a phone integration records, the greeting says so and the setting is stored per office.
Signed agreements, disclosures and offers stay with the deal and the listing folder. Agents can add documents but not delete them once a deal is closed.
09Bring your book with you
Contacts, tags, notes and deal history move across. Before anything is imported we agree which agent owns each contact afterwards, because that’s the question every team asks first.
Smart lists become CRM views and action plans become workflows.
Contacts and lead sources move; IDX search stays with the website.
Leads, notes and transactions move; SMS goes via a connected phone service.
Custom property objects mapped field by field. The Salesforce route
Contacts and deal stages move, sequences get rebuilt. The HubSpot route
Sphere lists and unsubscribes carried into Zoho Campaigns.
Old sign-in sheets and phone exports, cleaned of duplicates first.
10Zoho list prices
For a six-person team on Zoho CRM Professional with Sign and Bookings for everyone, plus the shared apps, licences come to about $272 a month billed yearly. Zoho One for the same six is $222 a month, provided everyone on payroll gets a licence.
List prices are Zoho’s official US rates on yearly billing, sales tax extra. Zoho One without the all-employee rule runs $90 for each user monthly. Our setup work sits outside these figures, at one price fixed in the signed BRD.

11Three ways in
Pick the one that matches the size of your team today; each grows into the next without starting over.
Solo and small teams
A single fixed sum, agreed in writing, covering each lead source named in the BRD.
Teams of 5 to 40
Your team agreement goes into the BRD, and the fee in it doesn’t change mid-build.
Brokerages and new-home offices
Every phase carries its own fixed price, approved in the BRD ahead of the work.
The first call is free. A large brokerage may want a paid scoping stage first, and you approve its price before it begins.
12Who you’ll work with
We staff each residential project from a 40+ person team run out of Glendale, and the founders take the first calls.

13Getting started
Nothing changes for your agents until these are done. The full project track lives on How we work.
14Agents and brokers ask
Open houses, buyer agreements, IDX, lead splits and cost. Bring the questions your team keeps arguing about.
Yes, and you can start small. There’s a no-cost Zoho CRM edition covering three users, and paid editions start at $14 per user monthly on yearly billing. Many solo agents begin with buyer and seller pipelines, a Bookings link and Zoho Sign, then add routing once they hire a buyer agent.
Yes. We add a required step to the buyer pipeline: the deal can’t move to Touring until a signed agreement from Zoho Sign is attached. The agreed compensation terms are copied onto the deal so the closing statement and the agent payout match.
They can. A Zoho Forms sign-in runs on a tablet or a QR code at the door, creates each visitor as a lead linked to the listing and the hosting agent, and records whether they already work with an agent and whether they agreed to texts.
No. Zoho doesn’t offer IDX search, so the website’s current IDX vendor stays and passes inquiries and saved-search signups to Zoho CRM. MLS input stays in your MLS; Zoho tracks the listing launch tasks around it.
Most teams pick one of three rules: round robin, a claim pool with a reply timer, or routing by area or price range. Sphere and referral leads usually skip routing and stay with the agent who earned them. We write your chosen rule into the BRD and test it before launch.
Five agents on Zoho CRM Professional ($23) and Zoho Sign Standard ($10), both quoted per user a month with yearly billing, add up to $165 monthly. With Zoho One at $37 an employee, everyone on payroll must be licensed, so we confirm with Zoho how independent contractor agents count before you choose.
Yes. Communities, lots and plans become their own records in Zoho CRM or a Zoho Creator app, with lot status, base price and options. A model-home visitor is linked to the plan they liked, and a reservation moves the lot to Reserved for everyone at once.
That’s what we design for. Agents get the Zoho CRM mobile app trimmed to their own leads, showings and tasks, with call and text buttons, and short role-based training.
